When Should a Commercial Site Be Salted? Understanding Road Surface Temperatures

When temperatures begin to fall, deciding when to salt a commercial site isn’t as simple as waiting for the weather forecast to show 0°C.

For effective commercial salting and gritting, one of the most important measurements is road surface temperature (RST) — the temperature of the actual road, car park, yard or other surface being treated.

Understanding the difference between air temperature and surface temperature can help explain why frost and black ice sometimes develop when the weather forecast appears to suggest conditions should remain above freezing.

Air Temperature vs Road Surface Temperature

Most weather forecasts prominently display air temperature. This is normally measured above ground level and doesn’t necessarily tell us the temperature of the surface beneath it.

Roads, footpaths and car parks gain and lose heat differently from the surrounding air.

After sunset, surfaces can lose stored heat quickly. Under the right conditions, the surface temperature can fall to freezing even while the measured air temperature remains a few degrees above 0°C.

Can Frost Form When the Air Temperature Is Above Freezing?

Yes.

A forecast showing an overnight air temperature of +2°C or +3°C doesn’t automatically mean that roads and car parks will remain frost-free.

This can result in frost or icy patches developing even though the reported air temperature remains above freezing.

Why Is the Timing of Gritting Important?

Salt is generally most effective when applied before ice has formed.

This is commonly known as precautionary or pre-treatment gritting.

When correctly timed, salt dissolves into the moisture present on a surface and creates a saline solution or brine. This lowers the freezing point of the water and helps prevent ice from bonding to the surface.

Waiting until a car park or roadway is already covered in ice can make treatment more difficult and may require additional salt, time and mechanical action.

For commercial winter maintenance, the decision isn’t therefore simply whether a site should be treated — when the treatment takes place is equally important.

What Happens If It Rains After a Site Is Salted?

Rain makes winter maintenance more complicated.

If salt is applied too early and significant rain follows, some of the treatment can be diluted, displaced or washed away before temperatures fall.

On the other hand, waiting until after the rain has completely cleared may leave too little time to treat a site before the surface temperature reaches freezing.

This is one reason accurate weather forecasting and treatment timing are important.

The ideal treatment window can vary considerably from one night to another depending on the expected rainfall, temperature drop and timing of the frost.

Why Are Some Parts of a Site More Prone to Ice?

Anyone responsible for a large commercial property will probably have noticed that certain areas freeze before others.

Large open car parks can cool differently from areas close to buildings. Shaded sections may receive very little winter sunlight and can remain colder during the day.

Other areas that may require particular attention include:

Entrances and exits where vehicles are braking, accelerating and turning.

Pedestrian routes where relatively small icy patches can present a significant slip risk.

A good winter maintenance plan should therefore consider the characteristics of the individual site rather than treating every property in exactly the same way.

What Is Black Ice?

Black ice is a thin, relatively transparent layer of ice that can be extremely difficult to see against a dark road or car park surface.

Rather than actually being black, the ice allows the surface underneath to remain visible.

This makes it particularly hazardous because drivers and pedestrians may not realise that conditions have become slippery.

Black ice can develop when moisture is present and the surface temperature falls below freezing, particularly during overnight and early-morning periods.

Does More Salt Always Mean Better Ice Prevention?

No.

Effective commercial gritting isn’t about spreading the maximum possible quantity of salt.

Application rates should take account of expected temperatures, surface conditions, residual salt from previous treatments, forecast precipitation and the type of salt being used.

Applying unnecessarily high quantities increases costs, can leave excessive material around a property and may have unnecessary environmental impacts.

Applying too little, however, may not provide sufficient protection for the expected conditions.

The objective is therefore to apply an appropriate amount, evenly and at the correct time.

Why Site-Specific Weather Conditions Matter

Weather conditions can vary over surprisingly short distances.

Elevation, proximity to the coast, surrounding terrain and local weather patterns can mean two commercial properties in the same county experience different surface conditions overnight.

This is particularly relevant in Ireland, where relatively small changes in temperature, cloud cover or rainfall can determine whether a night produces wet roads, frost or ice.

For this reason, professional winter maintenance decisions increasingly use detailed forecasting information rather than relying solely on a general regional weather forecast.

When Should Commercial Car Parks and Roads Be Gritted?

There isn’t one fixed temperature or time that applies to every situation.

A decision to treat a commercial site should consider several pieces of information together:
